The Effects of Residential Zoning in U.S. Housing Markets

Researchers analyzed the impact of minimum lot area restrictions on housing prices, construction, and residential sorting in the United States.

In analyzing zoning requirements and housing prices across the country, Song finds that white households have strong preferences for strict zoning in their neighborhoods. Additionally, she models a counterfactual zong reform in the state of Connecticut, finding that such a reform would meaningfully increase the amount of affordable and smaller homes and minimally changing existing home prices in the area. These findings have implications for zoning policies, particularly with regard to equity and access to affordable housing.
